Now let’s zoom in on the data for Knox, Lincoln, Waldo, and Hancock Counties, our core service areas. These figures come from the most recent rolling quarter report (March through May 2025), released by Maine Listings.
Lincoln County is leading the way
Sales rose nearly 15% this spring, and the median sales price jumped a significant 17.7%, reaching $465,000. Buyers are showing strong demand for the lifestyle, location, and value Lincoln County offers—especially when homes are dialed in and priced to match current expectations.
Waldo County is warming up
With a 39% increase in sales, Waldo County is seeing real momentum. Interestingly, the median price dropped slightly to $350,000, which suggests buyers are jumping at more affordable opportunities when they come up—especially those that are ready to go.
Knox County is slower, but there's insight in the shift
Sales were down 27%, and the median price slipped to $460,000. But that doesn’t mean buyers aren’t looking. It’s more likely they’re being cautious—and selective. Homes that are overpriced or need too much work are sitting longer. For sellers here, smart pricing and prep matter more than ever.
Hancock County cooled slightly
Sales fell 11%, and the median price dropped nearly 8%, down to $355,000. This may reflect second-home buyer hesitation or a reset in what buyers are willing to pay for homes needing updates or work. Still, well-positioned homes in desirable areas are getting traction.
The Takeaway? Value wins.
Across all four counties, we’re seeing the same theme: buyers are active, but they’re focused. If you’re selling, the best results are coming from listings that are priced for today’s market, professionally marketed, and move-in ready.
