A Strong October: Sales Up, Prices Up, and Buyers Still Active
Even as temperatures dropped, Maine’s real estate market stayed warm this October. According to Maine Listings, 1,651 single-family homes sold statewide, a 10.73% jump over last October. The median sales price (MSP) rose to $426,000, up 7.85%, signaling sustained buyer demand and a steady flow of well-qualified buyers.

Buyers Outpacing New Listings
Homes sold outpaced new inventory last month, tightening conditions after months of steady inventory gains. With for-sale homes down 7.6% from September, October marked the first inventory dip since February, reminding us how quickly the market shifts as we head into winter.

This fall we’ve seen more first-time buyers, VA buyers, and RD buyers have successful closings. With slightly less competition than the frenzy years, there’s more room for education, preparation, and cleaner offers — all great signs of a healthier, more accessible market.
For Sellers: Smart Pricing Is Crucial
This is still a strong market for sellers, but it’s not a “name your number” environment anymore.

National & Regional Perspective
National single-family home sales increased 1.9% and prices rose 2.2% to $420,600.
Across the Northeast, sales were up 4.3% with a median price of $503,700 — a 6.5% increase.
Maine remains competitive and highly desirable, but more balanced than we’ve seen in years.

Maine’s fall market remains strong, with motivated buyers and strategic sellers making the most of the season. If you’re considering a move, this is a great moment to plan ahead — winter inventory is typically at its lowest, which gives well-prepared sellers a real advantage.
