As we step into the new year, it’s worth pausing to look at how 2025 closed—and what those trends are telling us as we move forward.
Statewide, 2025 ended on solid footing. Sales of single-family homes increased year over year, with more than 15,000 homes sold across Maine and the median sales price landing at $405,000. Activity picked up notably in December, showing that buyer demand remained strong even as we moved into what is traditionally a quieter season.
Here in Midcoast Maine, the fourth quarter was especially active. We saw more homes going under contract than is typical for late fall and early winter, a clear sign that demand has not slowed. Inventory, however, remains a significant challenge. There are still more buyers than available homes, and competition continues—just with more discernment.
Today’s buyers are not settling. They are focused on condition, value, and realistic pricing, and they are walking away from homes that feel overpriced or require significant work. This shift is also showing up on the lending side. Appraisers are taking a closer look at property condition and deferred maintenance, helping protect both buyers and lenders and reinforcing the importance of thoughtful preparation before listing.
For sellers, the message is clear as we head into 2026:
pricing still matters, condition matters, and first impressions matter. Taking care of deferred maintenance, presenting a home well, and pricing it in line with today’s market—not yesterday’s—can make the difference between strong interest and time on market.
While inventory remains tight and buyer demand is real, the market has moved away from “anything goes” pricing. Homes that are positioned thoughtfully are still selling well. Those that aren’t are being passed over.
