March Market Update: Steady Buyer Interest, Tight Inventory, and a Clear Message for Sellers
February continued the familiar winter pattern across Maine’s real estate market. Activity tends to move at a slower pace this time of year as weather, shorter days, and limited inventory keep many buyers and sellers waiting for spring.

While statewide numbers reflect the typical winter rhythm, our experience here in Midcoast Maine tells an encouraging story. At Dwelling in Maine, we saw a considerable number of closings for what is traditionally considered the off-season. Many of those transactions were the result of a particularly busy December and early January, which carried momentum into February.
Buyer interest remains steady. There are still plenty of buyers actively watching the market and waiting for the right home to come forward.
The real challenge continues to be inventory.
There simply are not enough homes available to meet the level of demand. This imbalance continues to shape the market across many Midcoast communities.
That said, the behavior of buyers today is different than what we experienced during the peak pandemic years. Buyers are thoughtful, patient, and focused on value. They are paying close attention to:

Deferred maintenance

Realistic pricing based on today’s market

Inspection outcomes and financing stability
We continue to emphasize this message to sellers: testing the market with COVID-era pricing no longer works. Buyers are well informed and will move quickly on homes that feel well prepared and priced appropriately. When a home misses that mark, it often sits.
Homes that are clean, well maintained, and priced with the current market in mind are still attracting strong attention.
