August 2026 Midcoast Maine Real Estate: Market Update and the People Behind the Work

What happened in the Midcoast Maine housing market in August 2026?

Maine home sales slowed in August while prices held steady. Statewide, 1,542 homes sold, about 10 percent fewer than August 2025, and the median sale price rose to $424,550, up 4.3 percent from a year ago. In the Midcoast, the summer quarter told a similar story: fewer sales in Knox County, more in Lincoln, Waldo, and Hancock, and prices that mostly held or climbed.

If you are thinking about buying or selling in Camden, Rockport, Rockland, Belfast, Damariscotta, Blue Hill, or anywhere along the Midcoast, here is what the numbers say and what we saw on the ground.

What is the median home price in Knox County, Maine?

The median sale price in Knox County was $424,550 for June through August 2026, down 5.7 percent from the same period last year. Sales were nearly flat, with 146 homes sold compared to 152 a year ago.

Camden, Rockport, and Rockland remain the most searched towns in the county. Well prepared homes in the $400,000 to $700,000 range still draw early interest, but buyers are more careful about condition and price than they were a year ago. Sellers who price to the market are seeing results. Sellers who price to last summer are seeing reductions.

What is the median home price in Lincoln County, Maine?

The median sale price in Lincoln County was $500,000 for June through August 2026, essentially unchanged from last year. Sales rose 7.2 percent, with 163 homes sold.

Damariscotta, Newcastle, Wiscasset, and the Boothbay peninsula continue to draw relocation buyers and retirees who want a smaller town and access to the water. Inventory stays tight, so a good listing here still moves.

What is the median home price in Waldo County, Maine?

The median sale price in Waldo County was $365,000 for June through August 2026, up slightly from $362,500 last year. Sales rose 4.3 percent, with 146 homes sold.

Belfast, Searsport, Northport, and Lincolnville offer the most approachable coastal prices in the Midcoast, and first time buyers and regional movers know it. Move in ready homes and homes with honest renovation potential both found buyers in August.

What is the median home price in Hancock County, Maine?

The median sale price in Hancock County rose to $527,500 for June through August 2026, up 18.5 percent from last year. Sales rose 7 percent, with 200 homes sold.

Blue Hill, Ellsworth, Deer Isle, and the Mount Desert Island area saw strong demand from vacation home buyers and from year round residents moving up or downsizing. A larger share of higher priced coastal sales pushed the median up sharply. It does not mean every home gained 18 percent in value.

What is the median home price in Kennebec County, Maine?

The median sale price in Kennebec County was $365,000 for June through August 2026, up 10.4 percent from last year. Sales were steady at 420 homes, the highest count of the five counties.

Augusta, Hallowell, Gardiner, and Winthrop remain the most affordable entry to the region for primary residence buyers, including families and professionals commuting to the coast or the capital. Homes that were prepared well for listing moved within days.

What we saw in August

"How is the market?" is the question we hear most, and right now there is no tidy answer. It is not a buyer's market and it is not a seller's market, and it does not feel balanced either. What we are seeing is a market decided property by property: the home itself, who the likely buyer is, and how they plan to use it.

A home in a great location, turn key and priced to today's sales, is often gone within days, sometimes with more than one offer. A home that is overpriced, needs a lot of work, has unusual features, or is priced to what it might have brought in 2021 can sit for months.

Buyers are asking for more homes that are move in ready, or for repairs to be made before closing. That runs into two Maine realities: a shortage of tradespeople, and a long tradition of homes selling more or less as is. The result is more negotiation during the inspection period than we used to see. Both sides do best when they come in with tempered expectations and a willingness to meet in the middle.

None of this makes it a bad market. There is more inventory than there was, which means more choices for buyers, and Maine remains a wonderful place to have a primary home or a second one.

Is it a good time to sell a home in Midcoast Maine?
Fall brings motivated buyers. Sales volume slows after Labor Day, but the buyers who remain tend to be serious. A home that is well prepared and priced to current comparable sales, not last year's, usually sells.

Is the Midcoast Maine market cooling?
Slightly. Statewide sales were down about 10 percent in August 2026 compared to August 2025, and price growth has slowed in some counties. Prices have not fallen broadly. The Maine Association of REALTORS describes it as a steady market with the beginning of seasonal adjustments.

How long does it take to sell a house in Knox County?
Well-priced homes in Camden, Rockport, and Rockland often go under contract within the first two weeks. Homes priced above the market can sit for a month or more before a reduction.

What is the most affordable county in the Midcoast?
Kennebec and Waldo Counties tied this summer, each with a median sale price of $365,000 for June through August 2026. Both offer a lower entry point than Knox, Lincoln, or Hancock.
