Maine Statewide September Market Update

September Market Update: More Homes, Strong Demand, and a Shift in Buyer Expectations

The latest report from Maine Listings shows that sales of single-family homes in Maine remain steady and strong. In August 2025, sales increased 9.96% compared to last year, and the statewide median sales price rose to $409,450, up 2.36%. Inventory also grew for the sixth consecutive month, giving buyers more options than they’ve had since 2020.

But more choices in the market are bringing noticeable shifts in how buyers and sellers are approaching negotiations.


Buyer Demand Is Still Strong—But More Disciplined

Pent-up demand hasn’t gone away, and buyers are still out there, keeping sales and prices up. That said, the days of the COVID-era “buy it at any price” mindset are behind us. Today’s buyers are:

  • Pickier about condition – Move-in ready homes with minimal projects are getting the most attention.

  • Negotiating stronger terms – Buyers are seeking balanced inspections, fair appraisal terms, and solid financing structures.

  • Expanding loan options – We’re seeing more VA and Rural Development loans close, as buyers take advantage of flexible financing tools.


Inventory Is Rising, and So Are Days on Market

While new-to-market listings are attracting immediate attention, a large portion of existing inventory is sitting longer. That lag tells us one thing clearly: pricing and condition matter when hitting the market.

Homes that are priced right, presented well, and located in desirable areas are still moving quickly—and some are even seeing multiple offers. But sellers are no longer in the driver’s seat when it comes to pushing price. Buyers are confident, cautious, and focused on value.

This is still a strong seller’s market, but it’s also a smarter one. Sellers who prepare their homes and set the right price from the start are winning. Buyers who stay ready and flexible are landing good opportunities as new inventory hits.
