October Market Update: A Calmer, More Balanced Fall Market

Buyers across Maine are settling into a steadier rhythm this fall. According to Maine Listings, 1,582 single-family homes sold statewide in September, up 5.1% from last year. The median sales price (MSP) came in at $402,500, marking a 1.35% year-over-year decrease — only the second price dip since 2019.

It’s a sign that Maine’s real estate market is finding its balance after several years of intensity.


Buyers and Sellers Finding Middle Ground

With more homes available and longer days on market, buyers have options — and that’s creating new opportunities, especially for first-time buyers and those using VA or Rural Development loans. We’re seeing more of these buyers find success, which is a healthy sign that the market is opening up beyond the ultra-competitive years behind us.

For sellers, the shift means strategy matters more than ever. Homes that enter the market priced smartly, staged well, and in top condition are still drawing strong attention. Those clinging to pandemic-era price expectations are finding slower results — and often needing price adjustments later.


Beyond the Pandemic Frenzy

The frenzy is over — and the calm that follows is healthy. Sellers are gaining clarity on pricing strategy, while buyers have more breathing room to negotiate fair terms. We’re seeing a return to real conversations, measured decisions, and realistic transactions that create win-win results.


Regional and National Context

Nationally, home sales rose 4.5%, with prices up 2.3% to a median of $420,700. Across the Northeast, sales increased 4.3%, and the regional median price reached $500,300 — up 4.1% from last year. Maine’s modest price adjustment simply reflects a market normalizing after years of accelerated growth.

Maine’s market remains active — just more balanced. Buyers should stay ready and confident; the window of opportunity is widening. Sellers should stay smart: price for the market we’re in, not the one we remember. Presentation, condition, and accuracy are the winning formula this fall.
