The August numbers highlight different stories across Midcoast Maine. Sales surged in Lincoln and Waldo Counties, Knox showed steady growth, and Hancock cooled slightly. Across the board, condition and pricing are driving results: homes positioned well are moving quickly, while overpriced or underprepared listings are lagging behind.

Maine’s housing market remained strong in August 2025, with single-family home sales up nearly 10% and prices climbing modestly. Inventory is building, giving buyers more choice than they’ve had in years, but today’s market is defined by value.
